As a service to my clients, I'll use this page to offer advice about how to prepare a property for sale.

Don't learn the hard way. As a home seller, our natural instinct is to go with the agent who prices our home with the highest dollar value. We figure that even if we had to drop the asking price a little we'd still be better ahead of the agent that has priced our home for less. I've learned that in doing so you actually sell your competition's home faster. IN MOST SITUATIONS NO ONE WILL BUY AN OLDER HOME FOR WHAT ONE WOULD PAY TO GET A NEWER COMPARABLE HOME. So YES comparison shop but be educated about the comparable market analysis. Know what's really going on in your neighborhood. Don't become a member of an expired listing that didn't sell because of price. You may unknowingly have lost a sale because you priced yourself just a little too much above some buyer's criteria. You won't have the opportunity of them giving your house a first look even though you know you would have settled for less. So set the price right the first time and save yourself allot of time and worry.

 Make a statement to the buyers that you care about detail by making the entrance to your home more inviting. Make sure door knobs work and there is no peeling paint on the door. THERE IS NO SECOND CHANCE TO MAKE A FIRST IMPRESSION!!!.

If closet or bedroom doors don't close easily, leave them ajar when showing the house so people won't struggle with them.

Put clothes and papers away, leaving counter space free of odds and ends. Clutter is unappealing to potential buyers.
